Should You Buy a House with an Old Heating, Ventilation & A/C System

If you have ever purchased your own house, you know it can be both thrilling and spine-chilling.

There are lots of things to know about, and some of those things can cost a pretty penny.

The roof is a potential section for problems. The flooring can be a big cost if it needs to be changed. The biggest concern all the people have, though, is the Heating, Ventilation & A/C system. Nothing can make you more miserable in your cabin than having insufficient heating and cooling because you just can’t get comfortable in your own space. Most people don’t know anything about air conditioner, though, so they turn to the cabin inspectors to tell them how the Heating, Ventilation & A/C “looks to them.” I am here to tell you, the regular cabin inspector doesn’t necessarily know all that much about heating and cooling and the potential hazards or downsides, but you are better off paying attention to the heating and cooling when you tour the house. Is the cooling the same in every room, or are some rooms much colder than others? If there is uneven cooling, this could be a signal that there is a concern with the cooling system. What about the cooling system air vents? Put your hand up against them. Is there fantastic air flow through the vents? Is the amount of force pretty much the same at each air vent? Differences could mean blocked HVAC duct, or worse, broken or cracked ducts. If you notice differences, that is potentially problematic. Is the Heating, Ventilation & A/C plan just plain old? Most people can tell you how aged the cooling system is; if they can’t remember, an cooling system worker can find a model number and possibly the year it was manufactured.
